The New ALTA/NSPS Land Title Survey Standards

The American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS) have created the new 2016 ALTA/NSPS Land Title Standards that went into effect on February 23, 2016. An important objective of the recent modifications is to reduce the number of communication problems between all parties in a title transaction, including the surveying professional, title insurers, abstracters, and the general public. These standards list everything that is necessary in a survey for sellers, buyers, lenders and titles holders. Land Title Survey are used to detail the property and all the improvements and other records, for example easements, that are to be disclosed by the title holders.

For the most part, the body of the new 2016 standards, sections 1-8, are similar to the previous standards. Click on the link below to read a document summarizing the changes in standards from the previous 2011 ALTA/ACSM Land Title Standards to the new 2016 ALTA/NSPS Land Title Standards.
